Ensuring that the plans meet the needs of the local area.
Housing need
West Northamptonshire expects to see 17,000 more households in the local area in 2030 than there were 10 years prior. As part of the preparation work for the West Northamptonshire Local Plan, the council stated that they will need to deliver 2,139 homes per year to meet this need.
Our site will help to meet that need, delivering a mix of homes including apartments, 2-3 bedroom homes and larger family homes. The development will also deliver new affordable homes.


Design
The plans will be designed sensitively to ensure they are in keeping with the character of nearby homes and those being delivered at the adjacent NSSUE development.
As this will be an outline application, the plans do not include details of the design of homes. Should this application receive planning permission, we would then be required to set out the detailed design in a future reserved matters application. This will also be subject to consultation with West Northamptonshire Council and the wider public.
New open space and areas for play
Delivering new homes is important, but it is also essential for developments to provide high-quality accessible green space. That’s why we are committed to delivering new areas of public open space for the local community to enjoy, providing a space for relaxation, recreation, and connection with nature. We are also going to provide a new children’s play area to promote healthy lifestyles and social interaction for all ages.


Environment and biodiversity
We are committed to delivering a development that provides benefits to the natural environment and wildlife, as well as people. For that reason, we will be retaining existing hedgerows where possible and we will be planting a diverse selection of native trees to create a flourishing habitat for local wildlife.
Investing in the community
In addition to providing much-needed homes and a range of on-site benefits, the development will also help to support the wider community. As part of the plans we will be providing funding towards local infrastructure, including education, healthcare, and highways.


Noise
Given the site’s proximity to both the motorway and railway line, extensive work will take place to mitigate noise impacts for new residents. Noise mitigation measures will be delivered along the relevant boundaries.
Air quality
An air quality assessment has been undertaken and has been used to inform the design of the proposals. Work has also been undertaken in the vicinity of the M1 to determine a suitable set-back distance for the homes from the motorway. We will also be working to ensure that any dust created as the result of future construction is minimised to reduce the impact on site neighbours.


Access and traffic
The development will be accessed via the Northampton South Sustainable Urban Extension. We are currently working with the team at West Northamptonshire Council’s Highways department to evaluate, assess, and mitigate potential traffic impact generated from the development.
Parking
We are committed to ensuring that the parking delivered as part of the development will be compliant with West Northamptonshire Council’s standards.
