What are the timescales for the proposals?

Following our consultation with the local community in 2023, we submitted an outline application for the site to West Northamptonshire Council in April 2024. We would anticipate that a decision will be made on the application later in the year.

If the application is successful in securing outline permission, we will then look to prepare a reserved matters application on the site. This would need to be approved before any construction work can be undertaken on the site.

You have said that this is an outline application. What does that mean?

An outline application seeks to establish the principle of development on the site. It will agree a maximum number of homes and an indicative layout of the site. The more precise details such as the housing mix, design, and detailed layout would be confirmed as part of a future reserved matters application.

Why is this application coming forward before the NSSUE has been built out?

With West Northamptonshire needing to deliver over 2,000 new homes every year, it is important that sustainable and deliverable sites such as this come forward for development. This application will help to establish the principle of development on the site and ensure we can proceed with a reserved matters application to allow for continuity of construction.

What about the extra traffic this will cause?

As part of the application, we will be required to demonstrate that the impact of the proposals on local roads is acceptable and if not, that it can be mitigated. The site is also being designed to enhance opportunities for sustainable travel, whether this be walking and cycling or the use of public transport. This will all help to reduce reliance on private modes of transport.

What about the impact on local facilities like education and healthcare?

As with any new development, we will be required to make financial contributions to offset any impact that the proposals would have on local infrastructure. This includes schools and healthcare facilities. Details of this will be confirmed as part of a Section 106 agreement between the developers and West Northamptonshire Council. This will be agreed as part of the outline application process.

What about the impact on wildlife?

Whilst delivering homes is important, we also recognises the need to ensure that this scheme helps to protect and where possible enhance the local environment. As part of the development we will be retaining existing hedgerows where possible, and planting a variety of native tree species. We are also looking to deliver a range of initiatives to help local wildlife.

How will noise be managed given the proximity of the railway line and M1?

As part of the proposals, we are looking to deliver noise mitigation measures along the sensitive boundaries. We are also looking to enhance planting along the railway line and M1.
